Maintenance & Reliability Practice
Practical preventive maintenance, structured root cause analysis (RCA), and industrial asset reliability frameworks.
The Maintenance Strategy Toolkit
- Preventive Maintenance (PM): Time- or usage-based inspections and planned component renewals.
- Condition-Based Maintenance (CBM): Interventions driven by measured asset condition (vibration, temperature delta).
- Predictive Maintenance (PdM): Historical pattern analysis, acoustic ultrasound, and remaining useful life (RUL) modeling.
- Risk-Assessed Corrective Maintenance: Methodical remediation through planned, safety-reviewed work orders.
The 4-Stage Root Cause Analysis (RCA) Cycle
- Capture the Event Accurately: Define failure symptom, machine tag, operating envelope, and consequences. Separate facts from assumptions.
- Identify Contributing Causes: Deploy 5-Whys anchored in verified physical evidence. Every why must have physical proof.
- Address the Mechanism: Implement actions targeting lubrication quality, alignment tolerances, pipe strain, or operating procedures.
- Confirm Effectiveness: Review 30- and 90-day condition trends to verify that failure risk has permanently diminished.
Key Reliability Metrics
- MTBF (Mean Time Between Failures): Operating hours divided by failure count. Benchmarked against industry standards.
- MTTR (Mean Time To Repair): Total repair hours divided by failure count. Focuses on kitted spares and turnaround efficiency.
- Operational Availability (%): Actual operating time divided by planned uptime. World-class benchmark target is > 95%.
